MCHA offers permanent rent reduction in Montgomery County IL

Montgomery County Housing Authority offers tenants a way to ditch the higher rents charged by area landlords permanently.
Montgomery County Housing Authority (MCHA) is not currently a provider of emergency housing or rental assistance. Instead, the agency focuses on longer-term solutions to help low to moderate income households who frequently struggle to afford market rent prices.

Public Housing

MCHA administers at least 228 apartments that feature reduced rental rates. Your rent depends on your income so that it is affordable even if your household earns lower income.

There are locations throughout Montgomery County that can provide you with a low rent housing opportunity. For larger families, there are multiple bedroom apartments located in Hillsboro and Litchfield.

Your rent is lowered so that it only takes an affordable portion of your income, leaving you with enough money to cover food, clothing, transportation and everything else. You even get help with utilities.

Rent Controlled Homes

MCHA has access to 60 tax credit homes which feature controlled rental rates. In addition to low income households, moderate income families may also qualify.

Each home is two or three bedrooms, making this a good fit for many families who need more room than the average apartment. MCHA will manage the lawn care for you, so that you can focus on meeting the needs of your family without having to worry about the costs of maintaining a household.

Section 8

The federal Section 8 program allows you to utilize public funds to cover a portion of your monthly rent payments. MCHA administers 89 Section 8 vouchers for families who currently benefit from the program.

Unfortunately, the waiting list extends beyond a few years, leaving the agency no choice but to stop taking on new applications.

Market Rates

MCHA refers tenants who can afford to pay their own rent to White Oaks Properties. These two bedroom apartments are located in Hillsboro. Rent is currently capped at $450 a month. You will need to provide a security deposit as these units are not subsidized like the other affordable housing options offered by the agency.

If you need help with the security deposit, then you may need to contact one of the case managers at MCHA. They may be able to provide you with a referral to an organization or area church who may be able to help. A security deposit grant can be much cheaper than higher cost loans.
