MaineHousing provides subsidized apartments in all 16 counties

Many tenants believe that MaineHousing just handles Housing Choice Vouchers through the federal Section 8 program. While this is indeed one of the primary functions of the Maine State Housing Authority, MaineHousing also provides financing and referrals to subsidized apartments in all 16 counties.

Housing Choice Vouchers

MaineHousing does provide housing choice vouchers to over 3,000 Maine households each month. This extension of the federal Section 8 program allows for each tenant’s landlord to receive a monthly payment equal to the value of the voucher. This ensures that the tenant only has to pay an amount no greater than 30-40% of their monthly income.

Subsidized Apartments

MaineHousing provides financing to developers who build reduced rental rate apartments statewide. In exchange for the financing, these developers promise to make Maine subsidized apartments affordable to lower income individuals and families who need a lower monthly rental rate in order to be able to afford to live.

Most of the apartments have rental rates that are well below the average market rents charged by other landlords in the respective communities. There are a handful though that allow for you to pay a percentage of your income, and the rental rate is adjusted based on how much your household income is.

Maine subsidized apartments are provided for the benefit of lower income tenants who cannot afford regular rental rates. The arrangements that MaineHousing has with landlords and developers ensure that there is an affordable apartment community near you that features a certain number of subsidized rental units.

Mod Rehab Apartments

In addition to helping to fund new construction, MaineHousing also provides financing to landlords who need to refurbish an older apartment. In exchange for the financing, the landlord must provide the unit to qualifying lower income tenants who can only afford a lower rental rate.
